Zoning Appeals Board –

Washington Township has a Zoning Inspector, which is a part-time position. The members of both our Zoning Commission Board and a Zoning Appeals Board are Washington Township residents. Washington Township is also a member of LUC (Logan-Union-Champaign) Regional Planning Commission, who helped us create the Washington Township Zoning Laws. These zoning laws were passed at a publicly held township meeting in June, 2004. They have been revised a number of times over the years in order to protect property values and provide the same set of guidelines for all our residents to follow. They are strictly adhered to and enforced through the zoning inspector, trustees, and both zoning boards. Below is a list of items that the applicant is asked to provide when applying for a zoning permit. Please note you are applying for a zoning permit only. Please check with the Logan County Bldg. Dept. at (937) 592-7473 to see if a building permit is required.
The applicant must have all property corners identified for the zoning inspectors to view. These are to have been verified by a registered surveyor.
An 8 ½” x 11” drawing or computer drawings done to scale showing all property lines with existing structures as solid lines and proposed structures as dotted lines. Dimensions of each structure, along with the distances to all property lines from the overhangs not the foundations, must be shown on these drawings.
Please check the resolution for each zoning district before completing this drawing. Key items are (1) permitted & conditional uses, (2) minimum lot size, (3) maximum coverage, (4) minimum floor area, (5) maximum heights, and setbacks which apply to both principal and accessory buildings.
Washington Township's Zoning Commission is a five-member Board with an alternate. These are volunteers who are appointed by the Board of Trustees and their responsibilities include the review of all proposed text and map amendments to the Zoning Resolution. The Ohio Revised Code (ORC) also affords this Board the authority to initiate amendments to the Zoning Resolution. Their primary function is to offer recommendations to the Board of Trustees when an amendment to the zoning text or the zoning map is being considered.
Washington Township's Board of Zoning Appeals is also a volunteer body comprised of five Washington Township residents with an alternate member who are also appointed by the Board of Trustees. This Board undertakes the task of hearing and deciding upon appeals to administrative zoning decisions, granting variances, and authorizing conditional use permits.
